Fundamenta was founded on a simple principle: securing property finance requires total alignment with the lender's mindset, absolute technical precision, and flawless execution. Too often applications encounter difficulties not because the underlying deal is unsuitable, but because the case has been placed with the wrong lender, misaligned with their specific risk appetite, or presented without the key risk points mitigated. Our role is to bridge that gap.

With years of experience on the lender side of the market, we bring practical insight into how property finance applications are assessed and how the decisions behind them are made. We apply that knowledge to support first-time buyers, homeowners and investors through a structured and transparent lending process. By carefully preparing each case and presenting it with the clarity lenders expect, our aim is to ensure applications are assessed efficiently on their true merits.

About Me

Hi, I'm Tatyana. My entry into property finance started purely because of my own interest in buying a home. In 2013, I relocated from Bulgaria to London and found myself working in luxury retail. As I began researching the UK property market, it created a spark and a real passion for the finance space. I realised I didn't just want to learn the nuances of property finance for my own purchase, I wanted to build a career out of it. I remember boldly telling my colleagues in the shop that I was moving to Scotland for a mortgage role at RBS, and that one day, I would be a broker.

That move was the start of an intensive education and career journey on the lender side of the market. I started at the grassroots, cold-calling clients in the RBS mortgage team to help them secure better product. It was a shortlived experience as after a round of redundancies I ended up working as account manager for Investec Structured Products. Although I appreciated the opportunity I had at the time working for a company of that scale, I knew I needed to get back to the mortgage world, as my passion was always in property.

In 2019, I joined The Mortgage Lender (TML) during an incredibly busy growth peak. Spending two and a half years handling "real-life lending" enquiries, which meant solving complex credit scenarios every single day, helping clients with very poor credit or high debt levels get on the ladder. This is where I also started learning about Buy-to-Let properties and the investor side of the market.

Wanting to push myself further, I took a role as the Scottish field BDM for LendInvest. Their approach, using technology to deliver fast turnarounds without sacrificing service, deeply shaped my view of what "great" looks like in this industry. It also expanded my expertise into bridging finance, portfolio lending, and refurbishment projects. From there, I moved on to Aldermore and then Ultimate Finance. My time at Ultimate was invaluable for mastering bridging, handling development exits, Below Market Value portfolios transactions and structuring smart deals with little to no cash deposit through title splits and clever use of debt.

After looking at thousands of cases from the lender's desk, I realised a critical truth: how a case is presented is just as important as the case itself. Too often, great applications fail or stall simply because they are placed with the wrong lender, misaligned with a specific policy criteria, or presented without the key risk points mitigated upfront.

That is exactly why I built Fundamenta. I took my insider credit knowledge, the lesson that presentation is everything, and my love for technology, which helped me build our website, integrate our CRM, and develop our calculators, to create a brokerage focused strictly on quality over quantity.
